Rawlinsons were contracted by the Town of Vincent to prepare detailed cost planning for the design phase of Beatty Park Leisure Centre Redevelopment, as well as contract documentation in the form of a Bill of Quantities. Rawlinsons also provided full post contract management services including progress claim valuations, variation assessment and approval and monthly financial reports for the $12 million redevelopment of the Beatty Park Leisure Centre.
The project consisted of a new 50 metre, 10-lane outdoor pool, beginner’s pool and water polo pool. In addition, the project also featured a new gymnasium and aerobics area over two levels, a new entry statement, administration area, café, kitchen, staff facilities and crèche. The swimming pools were provided with a geothermal heating system which was tendered separately to the main works due to the specialist nature of the works.
This project was quite challenging due to the a large portion of the facility remaining operational during the construction works, for this reason the project was broken down in to various separable portions in order to stage the works accordingly. Despite these complexities the project was completed within the City’s tight financial restraints without the need for reduction in scope of works required by the Client brief. Rawlinsons provided cost advice throughout both the design and delivery phases of the project and ensured that the Client had all the information at hand to make key decisions along the project journey that ensure the overall budget was not exceeded. Additionally during the post contract stage of the project, Niall Mc Aree, the appointed quantity surveyor, had the responsibility of reviewing, negotiating and finalising the cost of any variations submitted by the contractor. This ensured that the Client received value for money throughout the construction phase of the works.
